RESALE VALUE: VIRTUE OR VICE?

The homeowner dilemma often circles back to the question of: “When I try to sell the house, will the next buyer think this is a good idea?” And sometimes, that is a great question. While other times, that only leads to a space that lacks character.

Let’s explore 2 options here:

  1. Home for Now: For this first situation, we are talking to all of the homeowners that have dreams and plans to relocate in the next 5 years. We are talking about the situations where you needed a place to live, but didn’t find the perfect home, invested in a starter home but will outgrow it soon, or want to relocate to a new location for different adventures. For these homeowners, we recommend playing it neutral when it comes to the major renovations. For interior finishes that are more permanent (such as kitchen backsplash, countertops, flooring, etc.) go neutral, and go safe. This doesn’t mean your home will lack character or personality, but it does mean that you might need to get more creative to let your personality shine. To add some pizzazz to your space, focus on your furniture, decorations, and art. Don’t be afraid to paint a wall a wild color or use some removable wallpaper to add some glam. However, if you love sunshine yellow, this might not be the time to replace a neutral backsplash with a bright yellow accent.

  2. Forever Home (Probably): For all of you homeowners that love your home and plan to plant some roots and stay awhile, when it comes to the interior of your home, GO WILD. Life is too short to live as though you are in someone else’s home, especially if you are settled and planning to stay. There are too many cookie-cutter homes in the world with neutral everything and no character. Don’t be afraid to settle in, paint those cabinets a moody green if that is your style, install that hardware or light fixtures that brighten up your day, and make the interior of your home and external representation of you and your family. When the time comes to sell, the benefit of the home having one long-term owner will often offset the buyers’ difference in style, and who knows, they might just fall in love with it!
